找哪家銀行貸款是看誰家當時的利率低。貸款前自己要打定主意，要多長的還款期，利率是固定或是浮動？還款期越長，則固定利率越高，因為放貸方的風險成本越高。如果你缺錢花，或玩股票的收益率超過房屋貸款利率，你不妨把房款分三十年慢慢還，把省下的錢用於吃喝或股票投資。
當然，你也可以多付一筆錢，銀行可以給你降低一點利率，為什麼銀行會這樣慈善呢？因為你已經提前支付了銀行的風險成本了，行話叫"buy points"（買降息點）。這一套有公式換算，你指頭一動就盤算出來了。很多老美買房時，要賣方代付「點費」，而不是僅在殺房價上做文章。這樣做的好處是，用少付利息來降低每月房款，成交的房價又不顯得低，不對房屋的增值有負面影響。誰要把房子給賣賤了，會降低周圍的房值，鄰居們也不會高興。
如果你預期六，七年內會搬家賣房，不要付點，選一個六，七年的固定利率，剩下年頭是浮動利率，由於你只讓銀行承擔六，七年的固定利率的風險，銀行會給你頭六，七年一個低一點的固定利率。
