当然，你也可以多付一笔钱，银行可以给你降低一点利率，为什么银行会这样慈善呢？因为你已经提前支付了银行的风险成本了，行话叫"buy points"（买降息点）。这一套有公式换算，你指头一动就盘算出来了。很多老美买房时，要卖方代付“点费”，而不是仅在杀房价上做文章。这样做的好处是，用少付利息来降低每月房款，成交的房价又不显得低，不对房屋的增值有负面影响。谁要把房子给卖贱了，会降低周围的房值，邻居们也不会高兴。
如果你预期六，七年内会搬家卖房，不要付点，选一个六，七年的固定利率，剩下年头是浮动利率，由于你只让银行承担六，七年的固定利率的风险，银行会给你头六，七年一个低一点的固定利率。
